Step 3 – REVIEW TITLE HISTORY AND RECORDS
Have you ever really looked into the recorded history of your property? Do you even know what hidden hold-ups are lurking to delay and damage a deal? Don’t worry, that’s our job. We like to address potential roadblocks before they ever have a chance to become a problem. We prefer smooth sailing.
Step 4 – FILL OUT QUESTIONNAIRE AND DISCLOSURES
Tell us everything you know about your property, and we make sure the buyer knows exactly what they are buying. We don’t like surprises. Neither do buyers. Undisclosed items can create serious problems down the road.
Step 5 – RECEIVE A FREE COMPARATIVE MARKET ANALYSIS
A CMA and proper opinion of value cannot be generated without painstaking attention to detail, running comps, physical inspection of the property, and strategic thinking. Invite us over for a site visit and CMA.
Step 6 – DETERMINE OPTIMUM LISTING PRICE
Don’t sell yourself short, but don’t shoot yourself in the foot. We know every property is unique and special to the right buyer. Our job is to help you determine a strategic listing price, not to tell you what you want to hear. We are straight-shooters.
Step 7 – SIGN A LISTING AGREEMENT
Meet, greet, sign, and go.
Step 8 – GET IT LISTED ON THE MLS AND WEB
Get your property listed in the #1 place for professional real estate searches. We make sure your listing gets maximum exposure on different sites across the internet. Zillow is for rookies.
Step 9 – DEVELOP A MARKETING PLAN
You found us. We find buyers. Open house? Website? Staging? Awesome photos? Cleaning? Landscaping? Paint and carpet? Online marketing? We help optimize value and market your listing.
Step 10 – SCHEDULE AN OPEN HOUSE AND/OR BROKERS TOUR
The first open house is always the best, so put your best foot forward. We also schedule your home on the broker tour for a special viewing by lots of local brokers in your city.
Step 11 – WORK THE LEADS TO DEATH
We use digital lead conversion software, as well as good old-fashioned phone calls to make sure anyone that shows interest in your property either buys it or gives us a definitive ‘no’. Leave no stone unturned.
Step 12 – REVIEW OFFERS AND ACCEPT
If the property is priced right and leads are worked properly, your property should receive offers. If not, no problem. Back to the drawing board. And remember, the highest offer isn’t necessarily always the best. We help you weigh the options and accept the offer that is right for you.
Step 13 – OPEN ESCROW
Our office usually pre-opens escrow with a local title company we prefer, to encourage buyers to work with someone with whom we are familiar.
Step 14 – DURING ESCROW
While the Buyer is busy seeking loan approval and performing inspections, we keep you apprised of anything that comes up and advise you and how to keep things moving. We work hard to make sure you understand the entire process and therefore make the decisions that are right for you as the Seller.
Step 15 – CLOSE ESCROW
Once the Buyer has completed inspections and their loan approval, they will lift their contingencies and indicate they are ready to move forward and close. We help you review your final closing statement prior to signing docs so that you fully understand the fees and funds that you will receive. Once the title is recorded in the Buyer’s name, we give them keys and get you paid.
